Good morning North Side.

Villegas will be mulching the property next week. If you DO NOT want mulch, please let us know. You do not have to respond if you want mulch.

They will also be planting the spring flowers in the common area beds. Parents, PLEASE keep your children out of the mulch beds and off the berms around the fountain pond.

North Side HOA Landscaping & Lawn Treatment

Hi everyone.

The landscapers have scheduled a lawn treatment with fertilizer and weed control for tomorrow. Treated areas will be marked with yellow flags indicating to stay off for 24 hours. This includes pets. The dog walk area will not be treated so you may walk your dogs on the dog walk path.

Mowing will take place on Monday to allow the treatment to work over the weekend.

NSHOA E-Bikes and Motorized Bikes/Scooters Final Warning

Good afternoon North Side.

This serves as a final warning regarding ongoing issues with children riding e-bikes, e-scooters, and similar vehicles in the community.

Despite prior notices and enforcement, we continue to receive daily complaints and directly observe the same unsafe and destructive behavior. This includes riding on lawns and newly seeded areas, damaging common property, and riding recklessly in the road, including pulling out in front of vehicles.

This behavior has not improved and will no longer be tolerated.

The Board of Directors has advised effective immediately all violations will result in fines starting at $150.00 per occurrence, no warnings, in addition to the full cost of any damage to grass or landscaping, which will be charged to the responsible unit. There will be no further warnings or notices.

Residents are responsible for their children and any visiting children or guests. Violations involving guests will be charged to the unit they are visiting.

If behavior does not improve, the next notice issued will be the outright banning of e-bikes, e-scooters, and similar devices within the community.

We also want to acknowledge that the majority of residents do the right thing, supervise their children, and respect the community. Unfortunately, it is the actions of a small number of individuals that are leading to these measures being put in place. For those of you who do follow the rules and supervise your children, we thank you.

For those residents who have been complaining about these issues, the Board hears your concerns and hopes this will help improve the situation.

Motorized Bikes, Scooters, Etc.

Good afternoon North Side.

We have both received reports and directly witnessed children riding e-scooters, e-bikes, and electric dirt bikes on common area grass, and directly in the back yards of the homes as well as riding in an unsafe manner on community roads.

Common areas are not to be used in a way that causes damage or creates safety concerns. Riding on grass has already resulted in visible damage to landscaping. Per the North Side Rules and Regulations the fine for damage to common property is up to $150.00 plus the cost to repair the damaged area.

Effective immediately, riding e-scooters, e-bikes, dirt bikes, or similar vehicles on common area grass is not permitted. Any damage to grass or landscaping will be repaired and the cost will be assessed to the responsible unit.

In addition, for safety reasons, all riders should be supervised as appropriate, follow basic traffic awareness, and wear proper safety equipment, including helmets.

Residents are expected to address this with their children and ensure these guidelines are followed. Continued issues may result in further enforcement action.

North Side HOA Spring Projects

Good afternoon North Side.

With this warm weather approaching, residents may be thinking about spring projects. This is a quick reminder that any changes being made to the outside of your home (storm doors, entry doors, windows) need HOA approval prior to installation.

You may submit a request through the homeowner portal or send an email to our office and we will provide you with the specifications for the work.

Any contractor performing work on the property has to be insured and must provide proof of insurance to management prior to starting any work.

NSHOA Incoming Snowstorm

Good morning North Side.

We are expecting another significant snowstorm starting early tomorrow morning and continuing to Monday.

Due to the amount of snow expected, the visitor parking across from 7601 and next to 7911 will be coned off at 2pm indicating NO PARKING. Please have all cars out of this area by 2pm today so the spaces can be coned off for stockpiling snow.

Additionally, the red flags will be on the main strip this afternoon at 2pm in preparation for the storm. NO PARKING is permitted on the main strip after 2pm today. Please inform all household members and guests as towing will be enforced.

Lastly, please be prepared to move all cars for lot cleanup on Monday. We will send out another email and text informing you when cleanup will start.
