North Side HOA “No Mulch List” and HOA Payments

Good morning homeowners. The landscapers will be installing mulch in the unit beds starting tomorrow. If you do not want your bed mulched in the front of your unit, please let us know by the end of the day today so we can let the landscapers know.

Payments – There seems to be a little bit of confusion with the payment sites. Please use this as a guide and let us know if you don’t understand something.

Appfolio portal – the new portal which should be used for payments. You can pay North Side (monthly) HOA dues and Chelsea Cove HOA (annual) dues through the same portal.

Condo Cafe/Rent Cafe – this is the old portal and should not be used for anything.

Duespayment.com/Rentpayment.com – This is the payment site for the Chelsea Cove HOA (annual) dues only. Do not make payments for North Side on this site. You can still use this site for Chelsea Cove (annual) dues if you wish.

North Side HOA Egg Hunt Re-scheduled for Sunday, 4/10/22

Good morning North Side residents. With all the rain we just received and more to come tomorrow, the Easter egg hunt for tomorrow unfortunately has to be rescheduled to Sunday, April 10th.

Locations:

Grass area behind and between buildings – 7300 & 6900 (ages 1-6)

North Side playground – Ages 6 and up

Time: 12:00pm – 3:00pm

Please have your child bring their own bag for collecting eggs. There will be prize baskets and gift cards for finding the glitter eggs.

If you already rsvp’d for tomorrow, you do not have to do anything. If you did not rsvp yet, please do so today. Thank you and hope to see you all there!

Please Do Not Feed the Geese/Ducks/Swans

It has come to our attention that people have been feeding the ducks, geese and swans that swim in the ponds.

While it may seem like a nice thing to do, it’s actually very harmful to the animals nutritionally (due to the type of food) as well as environmentally. This also causes issues for the units adjacent to the ponds when the number of geese increases due to the food. More geese mean more feces.

Please refrain from feeding the animals on the property.

Easter Egg Hunt on Saturday, April 9th

Hello North Side residents. Thanks to several volunteers, North Side will be able to hold an Easter Egg Hunt on Saturday, April 9th. There will be three age groups and many other activities for the kids.  The time frames will be announced for each age group closer to the event.

If you will have your kid(s) participating in the activities, please RSVP to this email [NSHOA@cppm.us] by Wednesday, March 30th so we can get an idea of a head count and have the right amount of supplies for everyone.

CondoCafe Issue

Hi everyone. Unfortunately we were made aware that there was yet another problem with the auto pay payments through CondoCafe this month. Some of you have been dealing with the issue of auto pays not processing and you should not have to go through that. This software was supposed to be a perk for the community but it has been creating headaches for the homeowners and we want to provide better. 

For this reason, we signed a contract with a new software company. After some research into the software and several meetings with the sales team, we really feel that this would be a great fit for North Side. This software offers many more features and gives homeowners access to a portal that contains so much more and is much easier to work with. One of the best features is free ACH payments. The only fees are for debit or credit cards. 

For those of you who use CondoCafe for payments, we will be keeping it up and running until the new software is ready for use. It is anticipated to be ready as early as next week but we will let everyone know when we know for sure. At that time, we will send out the information for the new portal.

We’ve been assured that logging into and using the new portal is much easier than Condcafe and we’re confident you’ll be happy with the services that will be available to you. 

 
**Important – if anyone had auto pay set up for their March payment and it has not been deducted from your bank account yet, please make a single payment for your HOA dues. If you’re unsure if your autopay went through, please contact us and we’ll confirm for you.

3/12 Food Drive *Postponed* Until 3/13 Due to Weather

Postponed to March 13, 10am Due to Weather–The Food Drive March 12th 10:00am – 12:00pm : The Beekman Cub Scouts will be organizing a food drive within North Side HOA for donations to the local food pantries. In the next week or two, the Cub Scouts will be dropping off paper bags to each unit. If you have any non-perishable items to donate, please place them in the paper bags and the Cub Scouts will then pick up the bags on March 12th between 10:00am and 12:00pm. You may leave the bags outside your door for pickup. Last year’s food drive was a success so if you have anything to donate, please do so. It’s for a good cause.

Expected Snow Storm Mar. 11/12

Hi everyone. Well it’s not over yet. Another snow storm is expected this weekend. Red flags have been posted along the main strip to indicate no parking tonight as the storm is expected to come in late tonight into tomorrow. 

As a reminder, parking is not permitted anywhere on the main strip during the storm.
Parking may resume on the strip after the storm has stopped and the strip has been cleaned and treated with salt

Snow Clean Up

Good afternoon residents. Due to the late start today after last night’s storm, the snow contractor has advised that they will do parking lot cleanup for buildings 4900-5400 and 8200-8500 only. They will be clearing walks, stairs and driveways first and then parking lot cleanup for these buildings will start around 1:15pm today.

***All other buildings and all guest spaces will be done tomorrow starting at 9:00am. Please have your cars cleaned off and ready to move. We will notify each building by email and text and also by blowing a horn when it is time for cars to move from each section. Please do not move from your lot unless notice has been given that your lot is next. Moving prematurely only creates congestion and leaves less space for people to move to when their lot is being cleaned. Buildings 5500-6000 will be first tomorrow morning starting at 9:00am.

Potential Snow Storm Feb. 24/25

Good afternoon residents. It looks like winter isn’t quite done with us yet as we’re expecting another storm tomorrow night into Friday. It’s still a little early to know for sure what the time frame of this storm is but it’s looking like it should be ending late afternoon on Friday. If that’s the case, parking space cleanup will not be until Saturday. However, please plan ahead now as cleanup could be on Friday if the storm ends early enough and of course depending on how much snow actually falls.

Red flags will be placed on the main strip to indicate no parking tomorrow evening and throughout the storm. Please do not park on the main strip when the red flags are up on the light poles. The strip needs to be kept clear of snow for the duration of the storm.

The snow contractor has advised that they will do cleanup of the parking lots first and when they’re done with all of the lots (and depending on how late in the day it is), they will do visitor spaces. If they do not get to visitor spaces on Saturday, they will return on Sunday to clear the visitor spaces.

When we have more information we will send out another email but for now, this is just to let everyone know to be prepared for the cleanup and make arrangements now to have your cars moved if you will be unable to. The updated information will also be posted on the website.
