Summer Reminders 2022

Dear North Side Residents:

With the warmer weather hopefully here to stay, we would like to remind everyone of some things to keep in mind while living on the property.

  • Please obey the community speed limit – there are more children playing outside and they don’t always pay attention to their surroundings.
  • Children are not permitted to play with balls on the property. This includes inside the tennis courts.
  • Motorized bikes, atv’s, dirt bikes, etc are not permitted on the property
  • Please do not feed the wildlife. Feeding them bread or anything similar does them more harm than good and causes them to keep coming around which damages the lawns.
  • If your building was already sided, you cannot drill into or hang things in any way from the new siding or trim as it voids the warranty of the product.
  • For buildings which were already sided or are nearing the siding process, the warranty on the siding product requires that dirt/mulch be at least 6 inches from the surface of the product. If you have dirt, mulch, stones, etc within 6 inches of the bottom of the siding, please remove it. Plants should also be away from the siding.
  • If you wish to replace your windows or doors, approval is required first. You can complete an architectural review request through your homeowner portal.
  • Front porches are required to be stained by the homeowner. If your front porch has not been stained in a while, please stain it this year as it prevents the wood from aging/warping and in turn, needing replacement. We will be noting on the next inspection, porches that are in need of stain.
  • Vehicles with oil leaks or the like – some of the property was recently paved as we know. If your vehicle is leaking any type of fluid, it will damage the new asphalt. Vehicles with fluid leaks are not permitted on the property so please take care of your vehicle leak promptly. There are areas of the property which are scheduled for paving this year as well. If your vehicle leaks any type of fluid, please have it repaired now before paving begins. The cost to repair any damage to the new/newer pavement as a result of fluid leaks will be the responsibility of the vehicle owner.
  • Please pick up after your dogs and walk them only in the approved dog walk areas. Please also keep them off the newly planted grass seed around the property. Dog urine damages grass.

Beach opening/Beach Pass Distribution

Hello everyone. We just shared a file containing the beach opening notice through the homeowner portal. If you have not yet activated your portal, attached is the notice with the opening information including the dates and times you can pick up your 2022 beach pass stickers.

If you have tenants, please make sure they are aware of these dates and times if they will be picking up the stickers.

Chelsea Cove HOA Annual Dues Payment

Good afternoon homeowners. There are a lot of people who have not paid the annual dues yet this year. As a reminder, this fee of $550.00 was charged in January and was due May 15th. Several account statements have gone to those who have not paid.

Important: The beach opening notice will be going out this week with the dates to pick up for 2022 stickers. If you have not paid your annual dues, you will not be able to pick up your beach pass stickers for this summer.

If you have not paid your annual dues yet, please make a payment today on your Chelsea Cove homeowner portal via appfolio or on duespayment.comReceiving this email does not mean we don’t have your payment so if you paid, please disregard this email.

North Side HOA Parking

Good afternoon residents. This is a general email to all units in buildings 7700-7900. It was brought to our attention that people have been parking in a vacant unit’s parking spaces. This is a reminder that parking in others’ assigned spaces is never permitted, regardless of whether the unit is occupied or not. Please make sure your vehicles are either in your own assigned space or in a designated guest space. Thank you all for your cooperation.

Chelsea Cove HOA Annual HOA Dues – due by May 15th

Good afternoon homeowners. This is a quick reminder, if you have not yet paid your annual HOA dues for Chelsea Cove HOA, please do so as interest will be charged after May 15th.

Please also remember that access to the beach this summer requires that your account is paid in full. Beach pass stickers will not be issued to any unit with an unpaid balance. Account statements will be sent out later today as a final reminder for those with a balance.

Payments can be made online through the homeowner portal, via duespayment.com or by check in the mail to P.O. box 1412 Highland, NY 12528.

A notice will go out later this month regarding beach passes, including the dates and times for pickup. Let us know if you have any questions or concerns and have a great day!

Ball Playing in the Tennis/Multi-Sport Court

Good morning residents. We have been receiving complaints of children playing baseball and football in the tennis/multi-sport court. Please remember that the tennis court area is for tennis or volleyball only.

Parents, children under the age of 12 are not permitted inside the tennis court area without a parent. Please do not give your older children the key to the tennis/multi sport court if they are not using it for one of the sports the court is designated for.
